Seawalk HOA Homeowners,

The board has been busy with many issues and activities, here is a bullet list of discussion items:

  • We have contracted with an independent adjustor to fight the insurance companies for as much money as possible to fix the cabana roof.  The inspectors working with the adjustors have advised us not to have anyone else walk on the roof and to not fix the blue patches.  The insurance company only offered us about $1,500 originally and we believe we can get 10 times that much.  Sorry that we all have to look at those blue patches, but it will be best in the long run.

  • The pool deck will likely need painting.  We are getting bids that include coating options.

  • The arbor at the pool/cabana is in need of repair or at least some TLC. Those options are also being considered.

  • As part of the Master Plan for our Common Areas, the timing of the above three items will be considered in scope of the overall condition of the Cabana structure itself.  We may need to do some significant repair or replacement of all or part of the structure in the near future.  (Please come to an upcoming information session on the Master Plan for our Common Areas.  The time(s) will be posted soon.)

  • The board decided to mulch as opposed to using pine straw in our various planting beds. May Management will be getting quotes for this work and it should be done in the next 60 days.

  • The board will be contracting with a pressure washing company to pressure wash all curbs on all roadways as well as the entry monuments.  The board originally thought this would be a great community project, but the bid was so favorable that it became more cost effective to contract out the work.

  • Once the ACC Guidelines and Rules & Regulations documents have been reviewed by legal council, the board will e-mail the documents to the community asking for comments.  If there is also interest in a Q&A session about these, we will schedule that before or after the presentation and information session about the Master Plan for our Common Areas.

The board approved the following motions in the February Meeting:

  • $2,500 to pressure wash all curbs on all roadways and the entry monuments.

  • Establish a Hearing Committee comprised of Joy Mizelle, Kevin Vanderkolk and Barbara Cucchiara.

  • Establish the Nominating Committee to comprise of Chip Bifano, Vickie Cavey and Grant Bevill.

  • Accept the resignation of Josh Latina from the Board of Directors

  • Appoint Dennis Faulkner to fill the remainder of Josh Latina’s term which will be until the annual meeting in October of this year.

  • Submit the current draft of the modified ACC Guidelines to legal council for review before presenting it to the membership for comment.

  • Submit the current draft of the Rules and Regulations Document to legal council for review before presenting it to the membership for comment.

  • Acquire three bids, if possible, for grouting the nine old causeway drainage pipes.

  • Approve an expenditure not to exceed $1,500 for the removal of all dead brush and vegetation along the Seawalk Drive causeway grass line.

  • Approve an expenditure not to exceed $4,000 for architectural drawings and renderings of the proposed improvements that go from the entry monument through to Coastal Oak Circle.
